Now in beta with Villanova University students
Furnished sublets, made for students
SubletU connects students who need a place to stay — near campus or for a summer internship — with students who are away and subletting theirs. Manually reviewed, no year-long lease, and a 5% total fee instead of the 12-15% a broker charges.

How it works
SubletU is manual-first by design for this first cohort — a real person reviews every listing and every request before a match happens.
For guests
- Browse listings and filter by neighborhood, dates, and price.
- Send a request to book — tell us about your school or internship and what you're looking for.
- We manually review your request and introduce you to the host.
- You and the host confirm details directly and arrange move-in.
For hosts
- Submit your apartment through the "List Your Sublet" form.
- We manually review your submission — we may ask follow-up questions or request a video walkthrough.
- Approved listings are published to the browsable cohort.
- We introduce you to suitable guests and you take it from there.
Safer than a group chat
SubletU isn't a background-check or verification service — but it's a real step up from matching over screenshots in a Facebook group or GroupMe.
Manually reviewed listings
Every host submission is read by a real person before it's published — not auto-posted the moment it's submitted.
Structured details, not screenshots
Price, dates, room type, and amenities in one consistent format instead of scattered chat messages.
Required legal acknowledgment
Every host confirms they have the right to sublet their apartment before a listing can be submitted.
A human in the loop
The SubletU team personally helps match hosts and guests during this first cohort — you can reach us any time.
What manual review includes
- Checking that a submission is complete and looks legitimate
- Contacting the host directly with questions
- Requesting a school email or video walkthrough when helpful
- Screening out obvious spam or misleading listings
What it does not mean
- SubletU has not verified the lease or sublet legality
- SubletU does not guarantee the host owns or controls the apartment
- SubletU does not guarantee condition, payment, or performance
- See our Safety page for the full picture
A fraction of a broker fee
Traditional NYC brokers typically charge 12-15% of the total rent for a short-term placement. SubletU charges a flat 5% total fee, split between host and guest.

Frequently asked questions
The short version — see the full FAQ page for more.
Who is this for?
SubletU is launching in beta with Villanova University students — subletting near campus or heading to a summer internship — and is open to any student looking for term-length housing, roughly 8-12 weeks. SubletU is an independent platform and is not affiliated with, endorsed by, or sponsored by Villanova University.
Does SubletU verify listings are legal to sublet?
No. Hosts confirm they have the right to sublet before submitting, but SubletU does not independently verify lease terms or building rules. See our Safety page.
Does requesting a listing book it?
No. A request starts a manual review and introduction process — it is not a confirmed booking, and no payment is collected through SubletU today.
How is the 5% fee collected?
Payment collection isn't live yet. During this manual-first cohort, hosts and guests arrange payment directly after being matched.
